“Our aim is to become carbon neutral by 2035 in terms of the CO2 emissions of the energy use of properties.” 

Land acquisition

  • With regard to the acquisition of land, we focus on areas close to services and covered by good public transport connections.  
  • We actively participate in zoning plan development projects and take into account the ecological life cycle of the zoned project  

Development

  • We design sustainable houses that are inexpensive to maintain and repair.  
  • We design our properties with due consideration for the environmental and health effects of their entire life cycle. 
  • We build ecologically friendly wooden apartment buildings 
  • The energy consumption (E rating) of our new constructions is below 82 kWh/m2/year, and our new constructions have an A or B energy class. 
  • Our new constructions always have an indoor air quality of S2.  
  • We aim to implement geothermal heating in all of our new constructions. In addition, some of our new constructions include solar panels. 
  • In our new and renovated sites, we implement an electric car charging option for the building’s residents. 
  • On the whole, our new and renovated sites have an electronic access control system.  

Construction

  • To promote circular economy, we reduce the volume of construction waste by means of waste sorting and the recycling or construction materials. 
  • We aim to use concrete aggregate for excavation work whenever possible. 
  • In terms of contracting, our long-term sorting target is 90%. 
  • We use recycled products for insulation, for example. 
  • We provide our employees with training in recycling.  
  • We draw up site-specific waste management plans. 
  • We avoid material waste through precision deliveries, accurate quantity surveying and careful storage. 
  • We strive to improve the profitability of the construction sector by utilising takt production during the indoor work stage. 
  • We construct buildings completely to the roof level before commencing indoor work – this improves the healthfulness of the buildings. 
  • Our goal is to reduce the number of erroneous deliveries to zero, reducing superfluous work, material loss and movement. 
  • We promote circular economy by reporting any excess soil of new construction projects at Lupapiste  

Property ownership

  • Our aim is to become carbon neutral in terms of the CO2 emissions of the energy use of properties by 2035. 
  • We will reduce our water consumption by 35% by the year 2026, compared to the 2018 consumption level. 
  • We instruct our residents to save water and we use reliable water fixtures. 
  • We will triple the use of renewable energies for heat production by 2026. 
  • We will reduce our district heating energy consumption by 15% by the year 2026, compared to the 2015 consumption level. 
  • We will optimise the indoor temperatures and increase the use of AI tenfold to control property temperatures by 2026. 
  • We will cease to use oil and gas as our primary heat sources by 2030. 
  • We will switch to carbon neutral electricity by 2026. 
  • We renovate our properties with due consideration for the environmental and health effects of their entire life cycle. 
  • Our properties use a home automation remote control service.  
  • We use an energy management system to identify consumption deviations. 
  • We aim to keep our residents’ waste sorting rate at over 80%. 
  • We provide our residents with support and information regarding sustainable daily choices. 
  • By the end of 2022, the parking lots of our buildings will include over 1,000 low- or medium-speed charging points for electric cars. 

Home refurbishments

Our goal is to refurbish 500 homes annually. In connection with the refurbishment, we strive to reduce the carbon footprint through, for example, the following measures:  

  • We will replace the heat distribution equipment and adjust heating. 
  • We will replace home automation and move to the remote control of home automation. 
  • We will replace the ventilation equipment, clean the ventilation ducts and adjust the air volume. 
  • We will install remotely readable water meters in the homes. 
  • We will add heat insulation to the roofs of buildings. 
  • We will replace car heating posts with slow charging points for electric cars. 
  • We will replace the light fixtures in the outdoor areas and communal spaces of the buildings as well as the fixed light fixtures in homes with LED lights. 
  • We will replace kitchens and kitchen appliances with energy-friendly equipment. 
  • Oil- or gas-heated refurbished buildings will switch to the use of geothermal heat.
